Scope of Services

Facilities Services offers comprehensive services to Baylor University including a full range of building trades services which are responsible for routine maintenance and minor alterations, grounds maintenance, locksmith, moving and setup services.

Building Trades
Building Trades is responsible for building maintenance and minor repair:

Carpenters/Locksmiths
• Door and Window Repair Walls, floors and ceiling repair
• Sign installation Lock installation/key repair
• Glass, window and shade repair/installation

Painters
• Patch, paint, and wallpaper

General Mechanics
• Minor repairs to roads and sidewalks
• Roof Leaks
• Installations and repairs of stone work, block, concrete and seramic tile

Services
Services is responsible for routine tasks throughout the campus as well as special events involving setting up tables and chairs, and other event set-ups. Services include:

Moving, Hauling, and Set-ups
• Furniture moves
• Store/delivery copier paper
• Campus mail pickup/delivery UPS pickup/delivery
• Support athletic events Set-ups
• Banquets Formal events
• Students activities

General Services
• Trash removal
• Recycling Program
• Pest Control(Contract)

General Maintenance
• Minor plumbing repairs General building repairs and normal upkeep
• Minor electircal repairs, lighting repairs and bulb replacment

Grounds
Grounds is responsible for the routine maintenance of all University owned property, including:

•Outdoor Plantings
• Landscaping plans
• Maintenance of athletic fields
• Outdoor trash pick-up
• Plants and flowers for special events

Mechanical Services
Mechanical Services is responsible for all mechanical and electirical systems and the Energy Management Program.

• Heating, Ventilation, and Air Conditioning (HVAC)
• Preventive Maintenance repairs and minor installations of HVAC systems.
• Maintains off-campus heating and cooling equipment on campus owned property.
• Welding and metal working services. Filter maintenance program for all HVAC systems

Electricians
• Maintain and repair electric motors, lighting systems and elevators.
• Install new electrical fixtures and wiring, relamp fluorescent lights

Baylor Energy Complex (BEC)
• Maintenance and repair of co-generation plant including the central boiler plant, central cooling plant, electrical power generation and hot water and chilled water distribution systems.
• Maintains the Campus Energy Management System

Plumbers
• Maintain, install and repair plumbing fixtures and water and waste lines.

Special Projects
Special Project Management is an essential service to the Baylor Community. The special project team is responsible for planning, estimating, and implementing all minor campus construction projects. These projects range from carpet replacement to small renovations. In order to insure the efficient delivery and use of community resources, all facilities-related renovations and projects must be coordinated and implemented through the SRC. If work requested is for other than routine maintenance, requestiong departments will be charged.

Projects for less than $1,000
• Department request via TMA Talk.
• No purchase order required.
• Department pays via monthly charge-back

Projects over $1,000 but less than $10,000
• Department requests estimate
• Department approves estimate
• Department provides purchase order
• Department pays via separate invoice

Projects over $10,000 but less than $50,000
• Department requests estimate
• Department approves estimate and provides funding source(s).
• Department provides purchase order
• Department pays via separate invoice

* All projects and purchases, which cost $10,000 or more, must be coordinated through the Assistant Vice President and Business Manager for Baylor University.
